Our properties specialize in leasing to students, young millennials, and professionals. We welcome tenants who take pride in where they live. UMM takes pride in offering the best selections and value for updated, modern housing to meet our tenants’ needs. Our prices are affordable because we do not have high corporate overhead costs, passing the savings to our tenants. Our verified badge certifies all electronic transactions are protected. As a digital-forward company, everything we do is online, with extra precautions to ensure confidentiality.
Roommate Housing
- You will have your own private room - for one person only, sorry no couples
- Rooms are nice and spacious - and we have different price ranges depending on location and room
- Shared kitchen, bath and common area. *There isn't much room for common area so mostly hall way, so if you want a place with big living room for big screen TV, this is not the place for you.
- It's a quiet place and we are looking for responsible /clean/quiet Tenant who will take care of the place and pick up after themselves . Sorry your parents does not live here and we don't have maid service :)
- All our buildings are Smoke Free and Drug Free ( We have zero tolerance for drugs and you can be evicted for cause and responsible for rest of the lease and it will hurt your credit)
- Most will have coined-laundry on-site
- We do not allow pets
Leasing Process
- For your convenience, all transactions may be conducted online (application, signing of the lease, rent, and utility payments).
- Invoices are issued every month reflecting the rent and utilities. All rent is due on the 1st of every month, with late charges incurred after the 5th. The late charge is $50, with an additional $10 charge per day until the bill is paid.
- Utilities breakdown: Tenant is responsible for paying all utilities, which include power, gas, water, sewer, trash, and optional internet. The first resident moving into a unit with roommates will be responsible for placing utilities in their name. Roommates will pay that resident the first month. Utilities will start being prorated and billed based on the number of occupants in the following months to ensure the first resident does not incur damages from non-payment.
- All leases are for one year ending July 31. 6-month leases are available for an additional $50.
- All units are non-smoking.
About You
- We do deal with many students every year and we understand not all of you have build credit just yet. That's okay, no credit okay, but bad credit not acceptable
- If your parent will co-sign, you will be automatically approved, as long as you don't have criminal history
- Otherwise you will need to have a job or student loan or some source of income that shows you can pay rent and utilities
- Be clean, be a good roommates, be nice, and pay on time! We do our best to make nice places affordable for you!
- Since we take on the task to find roommates for you and chase down rent if your roommate is not paying, we do need access to common area any time. Well, good news is we try to find good responsible tenants so we won't have to. Really, we rather be skiing or playing instead of coming for visit. So make our live easy please!
- Most of our units are either 3-4 bedrooms, if there are vacancies and you have responsible friends who want to move in, we can work that out! Or if you are coming from out of state and new to Utah, come move in and we will find you some friends! If down the road you want to move with your friends into other units we can arrange too if there is vacancy.
Our heritage has always been based meeting our tenant's needs. We take great pride in taking care of our tenants. All We ask is our tenants to pay rent on time and take good care of the property. Our #1 priority is taking care of your needs. We strive our best to meet them and make our tenants feel at home. We also want to offer a great value for Tenants by keeping our rent prices low. This is also why these vacancies fill up fast.
