- Room A - 13x12Large spacious room with floor to ceiling windows, double closets, and share balcony with living room access. Furnished would include full size bed, desk, chair, lamp , nighstand

- Room B - 12x11 used as spacious living room /dining with floor to ceiling windows and access to the lovely balcony over looking tree/forest and duck pond - magical - we can set up couch, tv stand ( need to provide your own TV ) , side table , lamps etc ( If you have 4 people we can set this up with bed as well or flex room bed /couch - but we can customize to your group preferences! )

- Room C - 11x11 also spacious with beautiful floors and more. Furnished would include full size bed, desk, chair, lamp, nightstand, dresser

- Room D 9x8 - this is a slightly smaller room that can also include full size bed, desk, chair, lamp, nightstand, dresser

Lease : Lease goes to July 31 of every year, you can end 6/30 or 5/30 but rent will be bit higher

No Parties, No pets, No drugs, No smoking - sorry to take all the fun out, but this is more quiet place

Cleanliness is important to us - so if you can keep it nice and clean we would love that - we don't want yucky pests or trash that sit there for days - so please clean up

Parking : Parking is tight since it's next to campus, we have 1 spot per unit $50 per month, rest park on street and you can get permit with city for the additional cars ( it's about $50 per year with city )

Utilities : You should budget $100-$120 ish per person - You share power, gas, internet ( google fiber) with your roommates and we bill the rest water/sewer/trash/yard/snow etc - $120 should cover it all

Lease Termination Early : If you need to terminate lease early for any reason, it's 3x rent and utilities and forfeit refundable deposit. If you want to put ad out and find another qualified applicants - it's $500 transfer fee and forfeit refundable deposit. If you want to summer sublease but plan to come back and have signed lease for following August, it's $200 sublease fee from you, and new person need to pay full deposit equal to 1 month rent ( $199 non refundable and rest refundable)

For income - you can put $1 and write on piece of paper, parent paying and upload it as proof of income. Cosign/Parent can submit that info directly to us. We only run background checks on students to make sure no criminal record. Students typically get automatic approval unless they have eviction/criminal background. If you are student on your own that works too - just need to have savings/education fund/scholarship as proof of funds if needed. If international students - we work with you too so similar process.
