These rooms are large and spacious with huge closet space as some have large double closet ! Uof U had 2 people per dorm room, and we've changed it to 1 per room so lots of space + extra closet, and added another bathroom so bathroom sharing ratio is amazing ! We also include full kitchen, and living room/flex space that can be used as bedroom with closet/huge windows/door so you can keep rent cost down to $750-850 per person for group of 4 , or $995/1050 per person for group of 3 ! Incredible value in prime location. More importantly - we offer affordable downtown parking at a great rate!


These beautifully renovated units just went through a full makeover — new flooring, fresh paint, and granite countertops. We also added another bathroom so now each unit is a spacious 3 bed / 2 bath with a full kitchen and flexible living room, right next door to the U of U Thomas S. Monson Event Center.

Room Breakdown - You can always add your own painting/decor to express your style, and bring more furniture as well. And there is storage under bed for ski/snowboard/camping gear etc!

Room A — Front room spacious with big windows, and furnished with large bed, desk, chair, nighstand, lamps, large dresser/cube for storage.
Room B — Back room good size with spacious closet and lot of shelve space, tucked in the back nice and quiet and spacious
Room C — C for Closets - you will love this massive built -in closet with tons of shelves and drawers, the U used to have 2 people per room so closet space for 2 people, but now just for you! Furnished with large bed, desk, chair, nightstand, lamp, mirror, and paintings.
Room D - In this unit you can see it's living room with sofa, dining set, gathering area/living room, or 4th bedroom if your group want to lower cost per person. We can furnish how you like. See our examples of being used as living room with couch, TV stand, dining table/chair, etc. Or it can be used as room with both couch + long cube dresser ( TV stand+ storage), and Twin/Full bed, OR just a 4th room with full size bed, desk, chair, closet storage, and cube/dresser, etc.

Kitchen — Full-size fridge, stove, dishwasher, microwave, and small dining set with chairs will be provided complementary

Right now, furnished rooms are included in the price at no extra cost ( $100 monthly value FREE!) . Each room comes set up with a large bed, desk, chair, nightstand, lamp, and a reading chair where space allows. Bring your bedding, personal items, and your own style. Prefer unfurnished? We have that option too.

3-Person Group Lease — $2895-3395 per unit
4-Person Group Lease — $2995-$3395 per unit $725/750/795/825/850 per person

We can also do 4-person Individual Lease - Price will be $750-$850 per room. We do have other units in same complex lower level where the rooms are smaller and we have individual rooms for $725-$825 as well

The fourth person can use the flex room as a bedroom, or two people can share a room — whatever works best for your group.

Move in Date - Mid August - we can make those work!

Additional Monthly Costs to Budget

Utilities and yard maintenance run approximately $100 per person per month and are billed along with rent. You only need to set up Power with roommates. We have WiFi through Google Fiber for $15 per month per person . Renter's insurance is required and can typically be bundled with your auto or parents' policy at a low cost. Parking is $50 per month per vehicle, with two to three spots available per unit on a limited basis. Free street parking with no restrictions is also available right outside.
