• Looking for a group of 6–10 tenants (max 10)
• Lease term: Aug 8, 2026 – July 31, 2027 (12 months or longer)
• This is a group lease , If one person leaves, the group will need to replace them or cover their portion

Estimated Rent Per Person (depending on group size) and budget $100 ish for utilities /yard/wifi per person
• 10 people: ~$1,000/person
• 9 people: ~$1,150/person
• 8 people: ~$1,250/person
• 7 people: ~$1,450/person

We priced this BELOW market considering the location, quality, and being only 3 blocks from Rice-Eccles Stadium.

You can divide rent however your group wants — some rooms have private bathrooms, and some are larger. 2 of the rooms in the basement is smaller, and there is an area with private bath lower level that you can use as bedroom or another living room.

Furnished + Move-In Ready

The home is furnished with:
• Living room + dining area
• Kitchen + utensils + essentials
• Most bedrooms include: Queen bed (2 smaller basement rooms have twins), desk, chair, nightstand, lamps, and you have option to change to your own decor , we want you to reflect your own personality :) can swap painting/pics etc, but we prefer the heavy furniture to stay. We can work with you and figure out what works best, if some of you have furniture that's fine too.


You will need to bring:
• Bedding + pillows
• Personal items / Extra kitchen items you want / Your own decor if you prefer so it can reflect you!

Some rooms are currently occupied by students (leases ending April & July).
A couple rooms are not furnished yet — if your group prefers less furniture, we can work with that.

Please budget approximately $100/person/month for utilities + WiFi + yard
Tenant pays all utilities + landscaping (we will bill it together so it’s simple).

House Rules (Very Important)

We are looking for tenants who are:
• Clean + tidy (please clean up after cooking and using common areas)
• Quiet + respectful of neighbors
• Responsible and easy-going

No parties. No drugs. No smoking. No underage drinking.

We do not want police calls, noise complaints, or mess left outside (beer cans, etc.).

NEXT STEP IF YOU WANT TO APPLY
- Applications are free - you can apply on the site. Once you submit please text us and let us know how many in your group, how many total cars expected for your group, tell us little more about the group, what year in school, will there be cosigner, or anything that can be helpful.

- A smaller group that is mature and responsible will move to the front of the line
- 2-4 cars for the whole group okay, but not 7-10 that's too many
- if you have potential to stay multiple years that would get you ahead of the line as well :)
- And mostly importantly clean tenants, no pets.
